If you are looking to locate a business (to lower costs, gain better access to customers or suppliers, or to reshore to a strategic domestic location) to the East Coast of the USA, I encourage you to consider Lancaster County, South Carolina. It really is "in the middle of it all."
Want to do a quick site or building search? Then highlight and copy (Ctrl C) the web address below in red, and paste it (Ctrl V) in your browser.
https://locatesc.sccommerce.com
Then, in the blank Location box (top left on the page), select "County," and then select Lancaster from the scroll-down list. Next, add your desired filters.
Lancaster County is proud to be called the US headquarters to several foreign-owned corporations. In fact, South Carolina ranks 1st for jobs in the United States related to foreign investment. Today, there are over 600 foreign-owned companies in South Carolina. Companies from more than 40 countries have successful operations in South Carolina.
Again, if you are looking for a US location, Lancaster County welcomes your visit, and it will arrange meetings on your behalf with local support providers in the legal (corporate, immigration, patent protection, etc.), insurance, financial, real-estate, accounting, engineering and other important areas.
Lancaster County has become one of the fastest growing counties in the highly desirable Charlotte-region. The County has become a magnet for major corporate offices and manufacturing operations. This is no great surprise as Lancaster County is strategically located in the middle third area of the Maine to Florida corridor with good connections to I-85, I-77 and I-95, the nation's longest north-south highway with more than 500 fueling stations along its path. Increasingly, I predict we will see freight-carrying trucks powered by alternative fuels and we can expect an increase in electric and other fueling methods to appear along this important corridor. Given its location, there is also good access to major highways running east-west, including I-40 (via I-77) that runs west from California to the Atlantic Ocean.
Lancaster County offers one the ability to ship goods and cargo by road, rail, air and sea. By road, over 50% of the US population, and the US industrial base, can be reached in about a one-day's truck drive.
Lancaster County offers and outstanding rail service with access to Ports in Georgia, North Carolina, South Carolina and Virginia for both bulk and container shipments.
Having worked for years as an Economic Developer, and closely with many site selectors, I truly believe Lancaster County checks all the boxes: Proximity/Connectivity, Low Operating Costs, Available Buildings And Pad-Ready Sites, Workforce Access and Training, A Welcoming Pro-Business Government Attitude, and Lifestyle/Quality of Life (whether you desire a rural or small town feel, or want easy access to a large vibrant city).
Lancaster is seen as a favorable place to live, but also to learn, work and play. Of interest to those with young families, Lancaster County has one of the highest concentrations of top ranked public schools in South Carolina. In addition to its 25 public schools, there are also over 20 K-12 private schools located in the greater Lancaster area (Charlotte and surrounding counties). You can begin to research these schools by looking at www.niche.com as a start.
Lancaster County ranks high in terms of desired locations in that it offers upscale retirement communities on one end of the spectrum, and it is highly supportive of start-ups, with good access to valuable resources for entrepreneurs on the other end. It is a youthful community with the median age of the population just under 39 years as of the last census.
Driving south from Charlotte, Lancaster County offers numerous building sites with on-site utilities. Access to rail service is also available at many locations. Lancaster County also offers varied office and retail space for companies large and small. In fact, there is a large beautiful Class-A office building, perfect as a corporate headquarters, located just minutes to Charlotte and with easy access to the Charlotte Douglas International Airport (CLT).
CLT is a major East Coast hub, and is one of the top 10 busiest airports in the world. It offers over 180 non-stop flights, with major Western US destinations to include Denver, Las Vegas, Los Angeles, Portland, Sacramento, Salt Lake City, San Francisco, and Seattle/Tacoma. CLT offers direct non-stop International Service to 36 destinations, including:
Dublin
Frankfurt
London
Madrid
Montreal
Munich
Toronto

Lancaster County is about one hour from the South Carolina State Capital of Columbia. It is thus also served by the Columbia Metropolitan Airport (CAE). CAE is easy to access from interstate highways I-26, I-20, I-77 and nearby I-95. CAE offers direct flights to Atlanta, Charlotte, Chicago, Dallas-Ft. Worth, Miami, New York (LGA), and Washington DC (IAD and DCA).
In addition, and perhaps of greater importance to those that prefer to fly private, Lancaster County owns a nearby FBO called McWhirter Field. It offers 24 hour refueling and other attractive amenities. Capable of handling larger corporate jets with a 6000 x 100 foot concrete runway.
